OUR SERVICES

Our transparent pricing

We offer 3 Services and 3 simple pricing structures.

Tenant find

The tenant find service is 6%.

This price is available from one bedroom to three bedroom properties. We will find a new vetted tenant for your property. This is the fully inclusive price! Studios and HMO are reviewed on a case by case basis with the maximum fee being £1300.00.

This covers - finding a new tenant (up to two tenants, in excess of two tenants will cost more), property photos, marketing, viewings, tenant vetting, tenancy contracts, and an inventory report. It does not include repairs or insurance.

RENT COLLECTION

Our rent collection service is 8% of the monthly rent.

Your rent is duly collected and transferred to you each month. We charge 8% for this service. The rent collection service must include in the set up bundle, if we find a new tenant for you.

Set up bundle costs - £400.00. It covers - photos, marketing, viewings, tenant vetting (up to two tenants), tenancy contracts, and an inventory report. For houses that are larger than 3 bedrooms the set up bundle will cost more because the inventory and referencing costs increase. Rent collection does not include managing repairs. Insurance is not included in this cost.

FULL MANAGEMENT

Our full management service is 11% of the monthly rent.

Our full management service includes rent collection and remittance while also liaising with tenants (e.g if repairs are needed). Repairs are chargeable. The management service must include in the set up bundle, if we find a new tenant for you.

Set up bundle costs - £400.00. It covers - photos, marketing, viewings, tenant vetting (up to two tenants), tenancy contracts, and an inventory report. Full management does not include the cost for property repairs. Quotes are provided when works or maintenance is required. For houses that are larger than 3 bedrooms the set up bundle will cost more because the inventory and referencing costs increase. Insurance is not included in this cost.

Compliance

Yes sadly compliance costs too. All lets must adhere to local authority and statutory legal compliance guidelines.

For most properties this will include:

an annual gas safety certificate (GSC)

an electrical conditions installations report (EICR)

an energy performance certificate (EPC)

an tenants deposit certificate

In some cases it may also include a property licence and additional legal compliance requirements.

All lets will require compliance certification, however the costs are variable depending on the contractor or provider who undertakes them. When certificates are needed we can provide quotes.

Listing your property

We list properties to rent across a number of online portals with a view of finding good tenants, secured at a great rent in the best time frame. Excellent listings deliver great results.

Vet tenants

We our extremely proud of our tenant vetting practise, we use the trusted tenant vetting service HomeLet and are proud to boast that our portfolio has ZERO arrears.

Maintenance

Our property managers explore maintenance issues with tenants first, troubleshooting problems when they arise, often avoiding expensive maintenance invoices. We often nip out to see exactly what the issue is and take if from there. Price efficent and effect, we aim to get things sorted.
