Minty Estates is a family run independent property services company. We are founded on the values of transparency, efficiency and value for money. We believe in good quality property advice and services, but we don’t think a good estate agent should cost the world.

With ten years experience in London and Gloucestershire we are well placed to guide you through your property transactions, offering help and support along the way. We aim to understand your needs and provide a guided service with a fast turn around in line with your requirements.

We believe in doing things right the first time, this can sometimes means, slowing down, enjoying the rituals of what we do and troubleshooting problems before they arise, essentially it’s taking pride in what we do. We believe in consultative knowledge based advice and solutions. Everyone within the operations team at Minty Estates is degree educated. We combine our consultative approach with an insightful, compliant, experienced and practical understanding of the property market so we can offer you the best solutions, not just short term fixes.

We are here to stay and be the best. We’ve worked for big corporates before, we know the normal rates of staff turnover in big corporates and large independents can lead to inconsistencies in the service, but we are here to stay, same names and faces and we aim to be the best at what we do.

LANDLORDS

We’ve been doing this long enough to understand that landlords want to achieve a good rent from a good tenant who will pay on time and look after their property. We know your rented property may be one of your most valuable assets or investments and it deserves to be looked after accordingly. With that being said we are also glad that we are flexible enough to offer bespoke solutions if your solution requires a different approach or a you have individual, specific needs.We are proud to boast that we currently have zero arrears in our managed portfolio, that means that 100% of the tenants we manage pay their rent in full and on time.

If you haven’t rented before we would like to take the time to tell you what to expect. The process can vary slightly from case to case, but normally we will be in communication with you responding to a question or query you have about renting out your property. If you are at the stage where you want to know a bit more, will normally come out and meet you at the property and appraise your needs as well as the property. Appraising your needs means we want to understand why you want to rent your property. This can be for example, because,  you need to find new tenants as your current ones have given notice. Or it could be more meaningful, for example, you are considering renting your home as a solution to solving a financial problem. We take the time to understand those needs, so we can give you the best guidance.  Success to us is ensuring you get the best solution.

Next we appraise your property. We tell you what you could expect to achieve on rental incomes should you choose to rent it out and we advise of the speed at which this can be achieved. We will also tell you what tweaks you could do to make this happen faster. In addition we will review the essential compliance you need to be aware of and observe to ensure your rental is legitimate and compliant.

If you want to proceed we’ll get the ball rolling. And if you aren’t quite ready that’s okay too, we will set up further communication based on what you agree.
You can feel assured, if you choose to rent out your property with us, we pre-qualify all tenants before arranging viewings, we accompany tenants on all viewings. When we receive an offer on your property you’ll be the first to know. And if you agree the offer we will ensure the mandatory right to rent checks, income/employment checks, credit checks and previous landlord checks will be completed as well as tenant ID and proof of address vetted with our cutting edge anti-money laundering check.
After fully vetting the tenant, we will put together all the tenancy paperwork and ensure the property is compliant.

TENANTS

We know moving is one of the most moving stressful things to do. It even features at number 28 of the Holmes-Rahe Life Stress Inventory. So if you are feeling a little frazzled that’s pretty normal. We can promise that we will do our best to ensure having a bad letting agent isn’t an extra added stress.

If you are at the beginning of your search it will help if you have a clear idea of your must haves and what you can be flexible on. This will ensure you don’t waste your own time going out to see the wrong things. You might also benefit from ensuring you have an idea of standard affordability ranges, so you can avoid nasty surprises.
Here we will definitely have a chat to understand what you are looking for, what your budget is, when you need to move by, what areas you will consider, how long you rent for, who you are moving with, you must haves and we will also check your affordability. This is what we call pre-qualifying. We hope this means that when we take you out to view things with us, we will be showing you the right things.

If you’ve seen something that you will like to rent with us, we will ask for your offer (hyperlink to what should be in an offer – rent, deposit, term, tenancy start date, special request.). We will give your offer to the landlord and if they accept we will notify you of the details of the accepted offer ask you to put down a holding deposit which ranges from £300 to £600 depending on the rent (hyperlink to the technicalities of the holding deposit – non refundable payment which is deducted for your total). One your deposit is paid the property is reserved for you, and we will progress to referencing and the vetting checks. Once your referencing competes we will get the all clear from the landlord, draw up your contracts and schedule your move in.
